As artificial intelligence transforms how students learn, a new HEPI report argues that the value of university extends far beyond the lecture theatre. Rather than making campus life less important, the rise of AI strengthens the case for the residential university experience as a foundation for belonging, personal growth and student success.

Moving Away? The Past and Future of Student Accommodation (Report Number 203) by Professor William Whyte challenges the idea that student accommodation is simply about providing somewhere to live. Instead, it argues that residential life plays a crucial role in helping students develop confidence, independence and lifelong friendships, while fostering the sense of community that underpins academic achievement. Drawing on historical analysis, contemporary evidence and students’ own experiences, the report makes the case that universities should think beyond buildings and beds when considering the future of student accommodation.

The report comes at a time when demand for higher education continues to grow and universities are reimagining teaching in an AI-enabled world. It argues that the unique benefits of living and learning alongside peers – from building resilience and managing everyday responsibilities to participating fully in university life – cannot be replicated online. Student stories throughout the report illustrate how residential living continues to shape confidence, belonging and personal development long after graduation.

As higher education adapts to technological change, Moving Away? asks an important question: what aspects of the university experience are truly irreplaceable? Offering fresh perspectives on the role of accommodation, community and campus life, the report provides timely insights for policymakers, university leaders and anyone interested in the future of higher education.
